(1) You don?t have to study anything beforehand about houses, or about features such as stucco, porch, deck, gazebo, or cathedral ceiling. When you see (and hear) enough of these, you will GET it.
(2) It should not take you any time to find THE house you want. You only need to know how much money you want to spend; your agent will find it for you. If he can?t, you will build one.
(3) You don?t have to visit too many houses either. You receive pictures of them (inside and out) via email. You visit only the few ones you would really want to buy.
(4) Getting a mortgage is the easiest thing. You get a 7-figure loan in 15 minutes, by telephone, with NO income verification. As fast as buying a Big Mac. And banks fight to give you these! Incredible! Only in America!
(5) In getting a house, you have the leisure to LIVE IN your investment, for free.
(6) The greener the lawn, the more expensive the house. How is that?
(7) Pricier houses are in neighborhoods without sidewalks.
(8) Your agent will easily fall in love with you. Not because you are that cute, but because, he/she makes 6% on the transaction, i.e. $60,000 on a 1 million-dollar home! (Should I change job?)
(9) Before you launch your search, get yourself not only pre-qualified, but also pre-approved for your mortgage. You will be perceived as a much readier, much more interesting buyer, and more likely to benefit from a price reduction.
(10) As a buyer, you don?t have to burden yourself with details. Just underline your preferences and priorities, and let your agent worry about calling your lawyer five times a day, or arranging for appraisals, and inspections. What do you think you are paying him for? (See #8) If you don?t buy, he can?t cash?
